Total Fitouts Perth South’s renovation of commercial office fit out Raubex & warehouse stands as a testament to their expertise in transforming a lackluster space into a functional and aesthetically pleasing environment. The project scope encompassed a comprehensive internal overhaul, including demolition works, structural steel works, and a complete office fitout to a grand 3,000m2 building, lasting a total of 12 weeks. Internally, Raubex operates with approximately 40 staff members within their office, yet externally, they present as a substantial civil commercial company.
Before the transformation, the commercial office space served as the premises for a different Perth Fitout Company. The space suffered from a generic office design, poor layout, and overall low-quality finishes. Stuart and the skilled shopfitting professionals at Total Fitouts Perth South executed an extensive demolition, which involved the removal of the mezzanine, gutting workstations, demolishing walls, and commencing a complete reconstruction. The commercial fitout team reconstructed and smoothed newly poured concrete slabs, installed carpet tiles, and applied vinyl flooring across the entire construction. This effort was dedicated to enhancing the durability and overall structural integrity of the space.
Grotto Design Studio, led by Perth-based commercial interior designer and lecturer Craig Nener, was enlisted to breathe new life into the Raubex office. The result was an architecturally designed space that not only addressed the functional requirements but also added distinctive features that reflected the nature of the company. Craig commented, “By redefining the Raubex workspace, our design sought to repurpose familiar civil works elements within the office environment, crafting a distinct workplace that is aligned with the company’s brand identity. The design merges office and warehouse, uniting white and blue-collar roles in a shared environment. Simple yet dynamic, it’s a space where practicality meets comfort, reflecting the company’s ethos of innovation, excellence, and inclusivity.”
The commercial fitout consisted of a 2,500m2 internal area with 2 stories. Overall, the commercial office fitout had 8 offices, 1 board room, 3 bathrooms, 3 executive offices, 2 kitchen areas, 1 breakout room (which is autex sound proofed), indoor warehouse, grand reception area and the pool table room and golf simulator for de-stressing staff. The two recreational areas were innovative features within the commercial office fit out that add a unique touch to the office environment, fostering a balance between work and relaxation.

The first floor boasts a feature ceiling crafted from mesh barriers from Stratco, aligning with the materials used in civil construction. The removal of the conventional grid ceiling and the application of bold black and orange colours to the substructure enhanced the overall aesthetic, creating a cool and calming ambience. Within the large warehouse space, the walls were cladded with trim deck which were 20m wide and 40m tall. Furthermore, full security systems, automatic lighting and high quality technology equipment had been installed to further accomodate to the large scale of the building and Raubex’s brand.
The project, however, was not without its challenges. Trade shortages posed a hurdle, which was overcome by leveraging longstanding relationships with contractors who had been trusted partners for over five years. The decision to prioritise quality over cost ensured the continuity and success of the commercial fit out.
