Ray White Papamoa, contacted the Total Fitouts Bay of Plenty team to bring to life their multi-functional office fitout design. The owners of the International real estate company, located in New Zealand’s ‘Surf City’, famous for its 16km of white sandy beach, tasked the team with creating a modern, bright, office fitout featuring many different areas, open plan spaces and rooms.
Director Jason Horn says, “The owners had a very clear vision of the multi-levelled, multi-functional, office fitout they desired. They had the complex plans drawn up and ready to go. We stepped into the defit and transform the ‘dark and boxy’ existing tenancy, originally a travel company, into a modern, light and functional space.”
The talented local team of carpenters and trades remodelled the downstairs into an inviting reception, large waiting lounge, break-out spaces, private consult rooms, boardroom, and auction room. Upstairs was reshaped into several offices and meeting rooms. An open-plan kitchen was fitted, and quality amenities were installed throughout.
The focal point of the fitout was the installation of an oversized credenza to dissect the centre of the space and cleverly split the floor into different zones. The addition of glass panels allowed the eye to travel between the different spaces, making it feel large and airy. Verdant vertical gardens were planted in custom-built planters to add an element of nature, serenity, and warmth to the bright, white space.

A bright white colour palate created the foundation of the design; grey textured carpet, brass finishes and luxurious upholstery added warmth and a lux feel. Custom joinery was skilfully installed throughout including bulkheads to conceal HVAC, seating booths, secret storage, and vast shelving.
Jason says, “The client had a very clear style, vision, and design. We worked closely with them to bring their ideas to life. They had many functional and practical design requirements, essential for operating a successful real estate agency and hosting a large team of employees. The need for many meeting spaces, functional storage and multipurpose requirements of each area had to be incorporated into the modern, stylish, minimal design.”
Jason says, “Feature-led pendants, mood lighting, glass panelling, custom joinery and plants were important features in this complex, considered design. Brass accents, stunning led lighting and bespoke signage pulled the modern design together.”
